Stephen Smith has more than twenty years of experience in the commercial real estate industry. He graduated with a BBA in finance from the University of Michigan and a JD from Marquette University Law School in Milwaukee, Wisconsin. He is currently licensed to practice law in Michigan and is a certified general appraiser licensed to appraise all types of commercial property. Mr. Smith began his career as an attorney, specializing in commercial real estate at a corporate law firm. Later, he joined Kmart Corporation where he was responsible for developing the chain’s specialty retail program in the Southwest, Midwest, and Eastern United States. While at Kmart, he traveled extensively to markets throughout the United States negotiating leases, purchase agreements, and development and operating agreements with the top real estate companies in the nation. He was also in charge of selecting and negotiating locations for Kmart anchored regional shopping centers. After Kmart Mr. Smith joined General Motors where he oversaw the company’s real estate assets in Southern California and Arizona, developed automobile dealership malls, and repositioned and redeveloped surplus manufacturing facilities. Then, in 1991, Mr. Smith joined Kohl’s Department Stores as Director of Real Estate just as Kohl’s was conducting its initial public offering. The company was a regional retailer with 60 stores. During his tenure, Mr. Smith helped transform the company into a national retailer with over 500 stores. He selected the real estate locations, negotiated the deals, handled the legal documentation and government approvals, and oversaw the construction process through the grand opening of the store. As a member of the Company’s Management Board, Mr. Smith touched every aspect of the business and worked directly with the Chairman, and Chief Operating Officer of Kohl’s. Mr. Smith was responsible for strategizing and executing new Kohl’s store development programs in ten major metropolitan markets including New York City, Washington DC, Detroit, St. Louis and Kansas City. He also valued and negotiated the purchase of the real estate assets of three major retailers through the bankruptcy process giving Kohl’s its first stores in New York City and Boston. In 2001, Stephen joined Vince Pangle to form Strategic Property Services, LLC where they have developed shopping centers for Target, Home Depot, Kohl’s Department Stores, Michaels, TJ Maxx, Bed, Bath, and Beyond, Best Buy, Petsmart, and many other national retailers. Together, Mr. Smith and Mr. Pangle lead a team of professionals with a unified mission to exceed expectations and deliver value.
Vince Pangle is a real estate professional with over twenty-five years of experience. He is a graduate of Michigan State University. Mr. Pangle has been involved with acquisition, development and tenant procurement for major shopping centers throughout the United States. Mr. Pangle started in the residential sub-division business where he was involved with the development of large tracts of land into residential lots and in developing corporate housing units for Whirlpool Corporation and Emerson Electric. Later, at Gentelozzi Real Estate, a real estate company based in Lansing, Michigan, he was involved in the development of University Place, the Victor building, and Grandview Towers; all major Class A office buildings in Lansing, Michigan. In 1992, Mr. Pangle joined Fox Companies, now known as Talon Development Group, Inc., as Vice President of Real Estate Development. At Talon, he was responsible for all aspects of leasing and the development of commercial shopping centers, apartment complexes, industrial facilities, and residential properties including the financing and refinancing of shopping centers. In 1993, Mr. Pangle left Talon to take a position with a major commercial developer to handle all facets of proposed and existing shopping centers in a joint venture with Kmart Corporation. Mr. Pangle was placed in charge of the disposition of the Pace Membership Warehouse, a division of Kmart companies. He directed the disposition of over 2.5 million square feet of Pace Warehouses throughout the United States. In late 1994 Mr. Pangle formed a commercial real estate firm. Mr. Pangle has developed and brokered a multitude of various projects. These projects include the Target/Home Depot shopping center in Brighton, Michigan, the OfficeMax shopping center in Canton, University of Michigan Health Center in Canton, CVS in Ann Arbor, the Home Depot shopping center in Port Huron and Midland Place II; a 200,000 square foot shopping center featuring national, institutionally rated retailers such as Kohl’s Department Store, Michaels, MC Sports, Marshalls, Petco and Famous Footwear. In 2001, Mr. Pangle and his business partner, Stephen Smith, formed Strategic Property Services, LLC where they have continued to develop and lease shopping centers and office buildings for national retail and business clients. Together, Mr. Smith and Mr. Pangle lead a team of professionals with a unified mission to exceed expectations and deliver value.
Tom has over 30 years of experience in commercial real estate and he has joined the Michigan Business Brokers Association to bring his transactional experience to business sales. Prior to becoming a commercial real estate broker in 2002, he worked as a corporate real estate executive with a legal background. Having worked for both a tenants and landlords and buyers and sellers, he has an insightful perspective on the motivations and concerns of both parties to a commercial real estate transaction. As a broker he has a diverse record of successes including the sale of a medical office building to a user client with a return on investment from other tenant rent of 14%, sale of seven post office facilities as investment properties for $8 Million, sale of a $6 Million Shopping Center in Centennial, Colorado, assemblage of five land parcels for a 15 acre Kohl’s shopping center and was selected as Michigan site acquisition broker for Value Place hotel chain. His areas of expertise are investment real estate, retail and office site location for buyers and tenants, retail leasing on behalf of owners and tenants, property acquisition on behalf of developers and business sales.
