Property Management

Asset Restructuring/Loan Workouts

The SPS team will formulate a loan restructuring/modification proposal to address the immediate issues affecting your property. Our principals have years of experience developing, leasing, managing, and operating commercial real estate. We are also trained as lawyers and accountants and we’ve worked with financial institutions throughout our careers. We know their goals and speak their unique language.
 At the same time we’re working with the lender to address the critical issues, we work with you to develop a longer term business plan with the goal of providing an exit strategy for the lender.

Franchise Development and Site Selection Services

Our Franchisee Real Estate System:

  1. Site Selection: Using market research, macro and trade area demographics, site selection expertise learned through 20 years of retail real estate experience, we work with an entrepreneur to identify a market strategy and execute on it.
  2. Negotiation: Once a site is selected, we negotiate and document the purchase or lease of the site.
  3. Due Diligence: SPS brings specialists in retail construction, engineers, architects, and planners to every project up front, before major money is spent in pursuit of a real estate location that is not feasible. We perform site testing and code analysis to ensure that your project is economically feasible before you commit to it.
  4. Approvals: The SPS team specializes in governmental relations. We work with local, state, and national authorities to secure all required permits and approvals.
  5. Cost Estimating: As a developer of our own properties, SPS looks at any project as an owner would, balancing cost and quality. We secure bids and analyze each trade with our client to ensure that our client gets the best quality at the lowest price.
  6. Construction: We’ve developed millions of square feet of retail and office buildings under budget and on time. We find the best subcontractors in a given market and solicit detailed bids based on plans and specifications developed specifically for the project.
