Our Story

In the early 1990s, Vince Pangle completed the transfer of Pace Membership Warehouses - originally part of The Kmart Corporation - to Walmart. From there, he and Don Ullmer began Strategic Property Services (SPS) and Aurgen Development, which they managed jointly. When Don retired, Vince and Steve Smith transitioned SPS into a full service real estate investment group. They ran the company together until 2018, when Vince became sole owner. Today, Vince and his team have a half-century of combined, rewarding experience in all aspects of the commercial real estate industry in markets across the United States, completing transactions with the largest national retail chains and corporate clients.

A Michigan State University alumni, Vince has been involved with acquisition, development and tenant procurement for real estate throughout the United States. Initially, he was involved in the development of large tracts of land into residential sub-divisions, and in the development of corporate housing units for Whirlpool Corporation and Emerson Electric.

Later, at Gentelozzi Real Estate, he was involved in the development and leasing of University Place, the Victor Building, and Grandview Towers—all major Class A office buildings in Lansing, Michigan.

In 1992, Vince became Vice President of Real Estate Development at Fox Companies, now known as Talon Development Group, Inc.. He was responsible for all aspects of leasing and the development of commercial shopping centers, apartment complexes, industrial facilities, residential properties, and the financing/refinancing of shopping centers.

Vince left Talon to take a position with a major commercial developer. In a joint venture with KMart Corporation, he handled all facets of proposed and existing shopping centers. Placed in charge of the disposition of Pace Membership Warehouse—a division of Kmart Companies—Vince directed the repositioning of over 2.5 million square feet of Pace Warehouses throughout the United States.

In late 1994, he formed a commercial real estate firm, developing and brokering a multitude of projects, including:

The Target/Home Depot shopping center in Brighton, Michigan
The OfficeMax shopping center in Canton
University Medical Center in Brighton, Michigan
University of Michigan Health Center in Canton, Michigan

The Home Depot shopping center in Port Huron
Midland Place II—a 200,000 square foot shopping center featuring national, institutionally rated retailers such as Kohl’s, Michaels, MC Sports, Marshalls, Petco and Famous Footwear.

Thomas P. Snyder

Tom has over 30 years of experience in commercial real estate and he has joined the Michigan Business Brokers Association to bring his transactional experience to business sales.

Prior to becoming a commercial real estate broker in 2002, he worked as a corporate real estate executive with a legal background. Having worked for both tenants and landlords, buyers and sellers, he has an insightful perspective on the motivations and concerns of both sides of a commercial real estate transaction.

As a broker, Tom has a diverse record of successes including the sale of a medical office building to a user client with a return on investment from other tenant rent of 14%, sale of seven post office facilities as investment properties for $8 Million, sale of a $6 Million Shopping Center in Centennial, Colorado, and assemblage of five land parcels for a 15-acre Kohl’s shopping center, He was also selected as Michigan site acquisition broker for Value Place hotel chain.

His areas of expertise are investment real estate, retail and office site location for buyers and tenants, retail leasing on behalf of owners and tenants, property acquisition on behalf of developers, and business sales.
